Rental Room Complex

In a plot of 10.000 square meters, with access from theĀ  northwest side through the 3 meter wide local road and the southeast side to the seashore, a tourist facility with 28 people capacity is about to be built. This facility consists of 10 double rooms, 2 family rooms of four persons each, a reception unit with restaurant, and a swimming pool area.

This project is situated on Kimolos island that follows the cycladic architecture and regulations. The architectural proposal is based on the cave building type, a design choice made in order to increase the square meters in total of the allowable coverage. These particular building units are expanding in two different altitude ground levels in the middle of the plot. Furthermore, there is a 50 meters minimum distance from the seashore and 15 meters from the plot perimeter because of the important limitations that had to be respected.

The local access road goes on inside the plot with parking spots for each occupant and follows the basic axis of the rooms placed, that result from the factor that each building unit had to have a clear view of the seashore and from the smooth movement in the complex. The communal units such as the reception, the restaurant and the swimming pool area operate not only for the renters but also for every visitor and they have an extra access point from the local road with parking spots.

All units, in order to be cave buildings, are placed more than 2.5 meters inside the ground, having only one main facade clear from top to bottom oriented towards the seafront. The allowable corridors near the buildings are 1.5 meters wide and serve only a couple of room units each, starting from the main road of the complex with the parking spots. That way each occupant is guaranteed privacy.

These buildings are balanced with the natural surroundings, as underground cave units, with stone exterior walls and earthen rooftops. Only the main clear facade is white in order to reference the traditional cycladic architecture. The height does not exceed 3.5 meters on the ground levels, except from the two units which have a loft and reach the maximum allowable height of 4.5 meters. The openings have wooden cases, have 1 meter distance from the corners and have the right proportions according the current regulations.

These material and architectural combinations deliver a unique aesthetic to the project.

From a technical point of view, the complex had to comply with certain specifications regarding the communal services, in order to operate as a three star hotel.
